At 7 a.m. on Monday, November 2, Jyan Isaac Bread is scheduled to unlock the former Say Cheese space beside Trader Joe’s on Hyperion Avenue. Jyan Isaac Silver Lake opens at 2800 Hyperion Avenue (Substack).
Jyan Isaac Bread has drawn Westside morning visits. Jyan Isaac Bread is shifting from a Westside base to a daily east-side room in Silver Lake. Farmers’ markets and a Culver City commissary have carried the work across the region. Now the bakery has a daily east-side room with 32 indoor seats, 16 patio seats when the nearly complete outdoor space is ready, and a service day built around the morning rush first.
Jyan Isaac Opens Monday on Hyperion in Silver Lake
Jyan Isaac Bread is opening the Silver Lake shop at 2800 Hyperion Avenue, Silver Lake, CA 90027, in the former Say Cheese space next to Trader Joe’s on Hyperion Avenue.
The new shop starts with daily hours from 7 a.m. to 3 p.m. Weekend brunch runs from 10 a.m. to 3 p.m. That schedule puts Jyan Isaac Silver Lake squarely in the morning and lunch window at launch, with bagel sandwiches, bread, bagels, and pastries at opening, followed by pizza slices, salads, and sandwiches later in the day.
The baker behind the name, Jyan Issac, built a following in 2020 after a pandemic job loss at Venice’s Gjusta, first selling to neighbors and friends. Jyan Isaac Bread then moved through several forms: a pizza shop in 2022, farmers’ markets across the region, a full Santa Monica bakery and cafe serving breakfast, lunch, and brunch, and a commissary bakery in Culver City. The Hyperion address is the next permanent step.
The opening has early hours, nearly 50 seats, and a 2027 wine-bar plan. Silver Lake is getting a seven-day bakery and cafe that starts early, seats nearly 50 between inside and patio, and has a second identity already marked for 2027.
The Morning Order Starts at 7 A.M.
At 7 a.m., Jyan Isaac Silver Lake will serve bagel sandwiches, bread, bagels, and pastries.

the property owners increased his monthly rent by 300% before terminating his lease in April 20251

A bagel sandwich and bread to take home explain the opening phase. The bagel sandwich belongs to the first service of the day, and the loaf turns the visit into a second meal later. Seeded sourdough loaves are part of the wider Jyan Isaac Bread following, and the Silver Lake opening brings that bread east of the 405.
The lunch changeover gives a second way to use the room. The bakery will shift into pizza slices, salads, and sandwiches, including chicken katsu on Shokupan Texas toast. The chicken katsu sandwich ties the bread program to the savory counter. Shokupan Texas toast carries the chicken katsu sandwich.
The French onion grilled cheese sandwich is another known draw for the bakery’s regulars. The opening puts the French onion grilled cheese sandwich closer to Los Feliz, Echo Park, Atwater Village, and the rest of the east side. for bagels and pastries, or come with lunch in mind once the counter has shifted to slices, salads, and sandwiches.
A 48-Seat Room Built for Daytime Service
Jyan Isaac Silver Lake can seat 32 indoors and 16 on the nearly complete outdoor patio. Those 48 seats matter during the first weeks. A 48-seat bakery on Hyperion can fill quickly when a Westside name lands east, especially during weekend brunch from 10 a.m. to 3 p.m.

M. Winter Design handled the look of the location, using locally sourced materials, local furniture makers, custom cabinets, and vintage lighting found throughout the area. M. Winter Design used locally sourced materials, local furniture makers, custom cabinets, and vintage lighting throughout the room. For a bakery moving from the Westside into a neighborhood with its own daytime habits, the room has to work as much as the menu does.
Regulars on Hyperion knew that address before the bakery arrived. A new counter carries the new menu and the prior tenant's history. Jyan Isaac Silver Lake opens with fresh cabinets and vintage lighting at an address with a prior tenant.
Thirty-two indoor seats can absorb the solo breakfast, the parent with a stroller, the two-person lunch, and the bread buyer who decides to stay. Sixteen patio seats can change the feel of the shop once the outdoor space is complete. In Silver Lake, the seating flexibility matters because mornings often stretch into errands and errands into lunch.
The 2027 Wine-Bar Plan
The daytime bakery is the first version. Starting in 2027, Jyan Isaac Silver Lake plans to extend into evening hours as a wine bar serving breads, cheese, charcuterie, and tinned fish.
The evening service will use the bakery's strengths after dark. Bread remains central. Cheese, charcuterie, and tinned fish will create a table built around slicing, spreading, sharing, and drinking. Bread, cheese, charcuterie, and tinned fish will make the evening service a natural extension of the bakery. The table will hold the butter, the fish, the fat, the salt.
Sprout JIB Hyperion LLC submitted an application to sell beer and wine at the location in July. The application supports the 2027 evening plan. The address is being prepared for a later service day during an opening week focused on breakfast and lunch.
Jyan Isaac Silver Lake opens now as a 7 a.m. to 3 p.m. cafe, with the evening version planned for 2027. The evening version is planned for 2027. to 3 p.m. cafe. Before the planned night service with tinned fish and wine, the bakery will operate around bread, bagels, sandwiches, and brunch.
The Say Cheese Context on Hyperion
That history will follow the space because Say Cheese was a known Hyperion stop with a long-serving owner behind the counter. When a bakery with a Westside following moves into that room, the neighborhood reads both events at once: the arrival of Jyan Isaac Bread and the loss of a prior tenant.
Jyan Isaac Silver Lake gives the east side a new bakery address with early hours, seats, brunch, and a planned wine-bar future. Hyperion Avenue will make room for the new counter while remembering the old one.
The opening changes how Hyperion Avenue sits in the neighborhood.
How to Use the Opening Week
for a bagel sandwich, bread, bagels, or pastries. Lunch brings pizza slices, salads, and the chicken katsu on Shokupan Texas toast. Weekend brunch starts at 10 a.m. to 3 p.m.
The shop seats 32 indoors, with 16 more seats planned for the nearly complete patio.
The 2027 wine-bar plan could change the bakery’s relationship with the block. The first chapter is bread, bagels, pastries, sandwiches, salads, and slices. The next one is planned for evening bread with cheese, charcuterie, tinned fish, beer, and wine, and Hyperion will show whether a morning bakery can become a night address without losing the counter that got people there at 7 a.m.
